Plumbing in Sun City Center: what is different here
Sun City Center has the corridor’s oldest housing: the median home was built in 1997, nearly a quarter before 1980, and 30 percent of units are single-family attached homes such as villas, by far the highest share of the six towns (ACS 2020–2024). Del Webb opened it in 1962 as a retirement community, and 58 percent of residents are 65 or older (ACS DP05). By our count of the Census rows, more than half the homes here are past Citizens’ twenty-year line for a four-point inspection, so the pipe material, any remaining polybutylene and the water heater’s age are worth settling before an insurer asks. In an attached villa, check your association documents for where your plumbing ends and the association’s begins. Most of the town’s area is outside any evacuation zone, and the points we checked are in FEMA’s minimal-hazard Zone X.

Before you hire a plumber in Sun City Center
- A CFC or RF license number, on the quote, checked on the DBPR portal. If RF, it must be Hillsborough’s.
- Who pulls the permit for a re-pipe, sewer line or backflow job, under which license number; for a water heater, ask whether a permit is needed.
- A certificate of insurance: $100,000 liability, $25,000 property damage, and workers’ comp if they have employees.
- On a home job over $2,500, a written contract with the lien-law and Recovery Fund notices.
- If they take more than 10 percent up front on permitted work: permit applied for within 30 days, work started within 90 days of it, unless you agreed otherwise in writing.
- For a gas water heater: which license, chapter 489 or chapter 527, covers the gas side.
- On a house over twenty years old: what the pipes are made of, whether any is polybutylene, and the age of the water heater, so the four-point inspection holds no surprises.
